Not every worn roof needs replacing. Waterproofing and restoration coatings add years to a membrane that is tired but intact, and improve its energy performance at the same time. Worth costing out whenever the deck and insulation underneath are still dry.

Moisture trapped under a membrane is invisible from above. A thermal scan locates it without cutting the roof open, which is the difference between replacing a wet section and replacing an assembly that never needed touching.

Choosing the right system for a commercial flat roof is among the biggest decisions a building owner makes. It drives lifespan, maintenance cost and energy performance for the next two to three decades. PVC Single-Ply

Durable, chemical-resistant, and the strongest choice for buildings with rooftop equipment or kitchen grease exhaust. PVC stays flexible through Toronto's freeze-thaw cycles and carries strong manufacturer warranty options. This is our primary single-ply replacement system.

SBS Modified Bitumen

A multi-layer system with a long record in Canadian commercial construction. SBS mod-bit holds up where a roof takes heavy foot traffic or carries complex penetrations, and it stays workable through hard winters. It is the system we specify most often on industrial facilities.

Built-Up Roofing (BUR)

The traditional multi-ply assembly, still in place on many older Toronto industrial buildings. We replace failing BUR roofs, and where the assembly underneath is sound we repair and recover them instead. B.U.R. replacement remains among our largest categories of work.

TPO & EPDM — Repair and Service

There is no single figure, and anyone who quotes one over the phone has not seen your roof. Five things move it on a commercial flat roofing project in Toronto:

  • Size — more square footage, more material, more labour. It is the largest single variable and the easiest to establish.

  • Roofing system — PVC and SBS mod-bit cost more up front than a basic recover and generally last considerably longer. The cheapest system rarely wins across twenty years.

  • Condition underneath — a wet deck or wet insulation adds scope. Core samples taken during the inspection establish that before the quote is written, rather than after the tear-off has started.

  • Access — mechanical units, multiple levels, tight urban sites and active tenants all affect timeline and price.

  • Repair against replacement — the biggest fork of the five, and the decision worth settling before any money is committed.

Questions Building Owners Ask Us

How long does a flat roof last?

It depends on the system and on how well it has been maintained. Mod-bit and built-up roofing typically runs 15 to 25 years. PVC single-ply can reach 25 to 30. We have seen some last well beyond that, and others fail inside a decade because of poor installation or drains nobody ever cleared.

How often should a flat roof be inspected?

Twice a year is the standard: a spring and fall roof inspection. Add one after any significant storm, and call immediately if you are seeing interior water damage. Planned inspection is almost always cheaper than reactive repair.

Repair or replace — how do I know which one I need?

An inspection answers it. As a rough rule on a low-slope commercial roof: if less than 25% of the membrane is damaged and the insulation below is dry, repair usually makes sense. Past that threshold, replacement is normally the better long-term decision. We will tell you which way yours falls and show you the evidence behind it.

What does a commercial flat roof cost?

No per-square-foot figure covers every building, and any contractor quoting one sight unseen is guessing. Price is driven by size, the system going on, the condition of the deck and insulation underneath, roof access, and whether the old roof needs a full tear-off. A 2,000 sq ft repair and a 2,000 sq ft replacement on the same building are entirely different numbers. What we can do is inspect the roof and give you line-item pricing at no cost, so the figure you put in your budget is a real one.

How long does the work take, and will it disrupt my tenants?

Most commercial repairs are a one- or two-day job. A full replacement on a mid-size Toronto building typically runs one to three weeks depending on square footage, weather and access. We phase the work, keep the site secure, and schedule around your operating hours wherever the job allows. Occupied, operating buildings are the normal case for us rather than the exception.

What's covered by your warranty?

Two warranties, both in writing. The membrane manufacturer warrants the material. Crown Industrial Roofing warrants the workmanship, up to 15 years, carried by us rather than passed to a third party. You receive both documents at final inspection.

Can roofing work be done in winter?

Emergency repairs, yes. We work through Toronto winters and respond to active leaks year-round. Full replacements are a different question: most membranes have temperature limits for proper adhesion, so we will usually schedule a planned replacement for the shoulder seasons and stabilize the roof in the meantime.

What's the best roofing system for Toronto's climate?

Toronto winters are hard on membranes: freeze-thaw cycles, ice and snow load all take a toll. PVC single-ply performs well here because it stays flexible at low temperatures. SBS modified bitumen is the other strong performer, with a long local record behind it. We match the system to your building rather than to whatever we happen to have on the truck.

Do you work with property managers and condo boards?

Yes, constantly. We are set up for the documentation, reporting and communication that property management and condo board approvals require, including reports detailed enough for reserve fund studies.

Are you licensed and insured?
